FAQ's

How is short term rental income calculated?

  • Short term rental income is calculated a bit differently than a traditional rental.
  • Its calculated based on the whole year, not just the summer and it’s the average nightly rate multiplied by the occupancy rate. We can provide projections for just the summer, but the data we get is based on the whole year

How do you come up with projections?

  • We use computer software that congregates data from short term rental platforms. We can then view average daily rates and occupancy rates based on the bedroom count of properties in the area. We can also view comps of similar properties and view the average daily rate, est occ rate, and estimated annual income.
  • There are lots of variables like how the property is managed, how its priced, and how many active nights they have (how many nights they offer to the public).

How do guest check into my property and know where everything is?

  • We create a custom guidebook for guests in your house, and provide this to them electronically before check in. This custom guidebook includes the following information:
    • Check in and check out instructions
    • Where everything is in the home (beach chairs, towels, extra bedsheets, etc)
    • Wifi info
    • House rules.

Does Host House allow parties?

  • No and we make this very clear on our listings, and in our house guidebook.

What does Host House do to ensure my house is ready for guests?

  • Assistance with obtaining CO/mercantile license (license fee paid by owner)
  • We walk through the house with a comprehensive checklist, and (at the cost of the owner) can help with fulfill any items that are missing (paper towels, extra sheets, beach chairs, beach tags, etc).

What do I need to do to ensure my house is ready for guests?

  • Put out any outdoor furniture
  • Purchase the proper amount of beach chairs for the property
  • Provide beach tags
  • Parking permit if applicable.
  • Ensure an adequate amount of linens, sheets, towels, kitchen supplies, and other necessities.
